Appraisal Links Inc. an independent third party management company – certifies that the above referenced appraisal report was completed in compliance with Section 1471 Property Appraisal Requirements of the Dodd-Frank Act, Fannie Mae and Freddie Mac- Appraiser Independence Requirements, the HUD mortgagee letter 09-28 and in adherence to our non-influence policy and procedures.

The lender named on this report submitted the appraisal order to Appraisal Links through our online ordering platform.

Appraiser selection was performed at the sole discretion of Appraisal Links by utilizing the following criteria: Proximity to the subject, availability, and prior high quality performance.

For all transactions Conventional and FHA: Appraisal Links employs a double blind environment whereby the mortgage originator is unaware of the appraiser’s identity until the time of the final appraisal report delivery. The assigned appraiser is assigned with only the necessary information to perform the appraisal including the name and address of the Lender. The appraiser is never provided with the name or phone number of the loan officer, processor, or any other personnel in the originating process. The appraiser has certified that the originating firm in no way influenced the objectivity of the appraisal process or the final valuation of the subject property.

The terms and conditions of the engagement contract between Appraisal Links and the appraiser prohibit the appraiser from communicating with the Lender/Client or attempting to obtain value or any other loan information from the borrower/property owner.

No estimation regarding the Subject Property’s value, loan amount or proposed loan-to value ratio (LTV) was provided to the appraiser by Appraisal Links. For all purchase transactions, the purchase agreement was provided to the appraiser as required by USPAP Standards Rule 1-5(a).

FRAUD/TAMPERING/PREVENTION: A certified copy of the original appraisal report provided by the appraiser is available through Appraisal Links to all authorizes successors and / or assignees of the original Lender/Client. Contact Appraisal Links to access this information.
